Bali · Real Estate & Property Agencies

Real estate platforms for Bali agencies and developers.

Listing platforms, inquiry-routing systems, buyer portals and developer dashboards — built for property agencies, broker teams and developer groups serving local and international buyers across Bali and APAC.

01 · The Bali real estate operator landscape

Built for serious real estate operators.

Bali real estate teams often grow faster than their systems. Listings live across websites, Lamudi, 99.co, OLX, WhatsApp, Instagram, spreadsheets, and Notion. Leads arrive from multiple channels. Document workflows live in folders and chat threads. Buyer communication depends too much on individual agents. We build the platform layer for agencies and developers that have outgrown WordPress listings and manual CRM workflows.

Five operator segments we work with

01 · SEGMENT

Property agencies & broker teams

Multi-agent sales operations

For agencies managing listings, buyer inquiries, agent pipelines, viewings, offers and closing workflows. We build listing platforms, agent CRMs, buyer portals, lead routing, structured document fields and multilingual buyer journeys. Includes agencies operating through formal Indonesian entities or industry associations such as AREBI.

02 · SEGMENT

Developer sales teams

In-house developer sales

For developers selling their own villa inventory or off-plan projects. We build sales pipelines, project inventory, buyer portals, construction milestone views, contract workflows, and post-handover handoff.

03 · SEGMENT

Vertically integrated developers

Development · construction · sales · management

For groups running several brands or business units. We build shared data systems across sales, investor communications, construction, property management, and reporting.

04 · SEGMENT

Developer investor communications

Project updates · document access · reporting dashboards

For developers or property groups that need secure investor-facing access to approved documents, construction updates, project reporting and communication history. Regulated financial, KYC/AML or fundraising workflows must be defined and approved by the client's qualified legal and compliance advisers before implementation.

05 · SEGMENT

Rental-focused operators

Monthly · yearly · expat · digital nomad

For teams focused on long-term villa or apartment rentals (distinct from short-stay hospitality). We build listing systems, tenant qualification flows, lease administration workflows, payment schedules, renewal reminders, and maintenance records.

02 · Scenarios that bring operators to us

Typical problems we solve.

01 · Listings out of sync

Listings are out of sync

Your properties live on your website, Lamudi, 99.co, OLX, WhatsApp, and agent spreadsheets. Some listings are outdated. Some are already sold. Some have different prices across channels. We build a central listing management system so your team can manage property data in one place.

Central listing management system
02 · Scattered leads

Leads are scattered everywhere

Inquiries arrive from website forms, WhatsApp, Instagram DMs, paid ads, referrals, and listing portals. Without clear routing, buyers wait too long and managers lose visibility. We build inquiry capture, agent assignment, pipeline stages, response-time tracking, and lead source attribution.

03 · Localization gap

International buyers need better localization

International buyers may expect language versions, contact channels and content depth that match their market. We build managed multilingual buyer journeys — per-language URLs, hreflang, CMS workflow and language-aware enquiry routing — as part of the parent website or CRM engagement. Priority markets are scoped around the agency’s actual audience and content owner rather than a default APAC checklist; specific national user-behaviour assumptions remain with the operator’s own market knowledge.

04 · Developer silos

Developer brands do not share data

Developer groups often run sales, construction, investor relations, and property management in separate tools. We build a shared platform layer across brands and departments.

Investor / Developer Portals
05 · Property information fragmented

Property information is difficult to organise and present clearly

International buyers often ask for clearer information about property documentation, ownership category, zoning records, permit availability and project status before progressing with an enquiry. We build structured listing and document workflows that let your team present approved information consistently, manage review status internally, and share relevant records through controlled buyer or adviser access. The platform supports your workflow; legal verification and transaction advice remain with the client's qualified Indonesian advisers.

Property records & buyer document workflows
06 · Multi-currency display

International pricing and payment references are inconsistent

Buyers may compare opportunities in IDR, USD or EUR, while the underlying transaction, documentation and accounting requirements remain governed by the applicable Indonesian structure. We build clear multi-currency display, quotation and payment-record workflows aligned with your legal and accounting advisers — IDR as transaction base where required, optional USD / EUR display, exchange-rate timestamping, payment-status tracking, and adviser-approved reporting export.

03 · Systems we build

Platform modules for real estate operators.

Most agencies start with listings + CRM, then expand into buyer portals, compliance, multilingual flows, or developer systems.

04 · Where we fit in your existing stack

We do not replace what already works.

If your CRM works, keep it. If your listings already run through Lamudi, 99.co, or OLX, they can stay. We build the missing layer around your operation: your own listing platform, better inquiry routing, buyer portals, structured document workflows, multilingual flows, and developer-side dashboards. Integration scope depends on the tools, subscription tier, available API access and operational requirements — we verify those dependencies during System Mapping before committing to build scope.

05 · Architecture principles

How we build real estate platforms.

Listings are data, not just pages

A listing can include structured fields for location, price display, ownership category, document availability, zoning information provided by the operator or its advisers, availability, responsible agent and buyer-facing disclosures. The platform organises and displays approved records; it does not independently verify legal ownership, zoning or investment suitability.

Pipeline visibility matters

When leads arrive from six different channels, managers need to see what is happening. We make inquiry source, assignment, response time, stage, and next action visible.

Clear records build buyer trust earlier

International buyers want clarity before they engage. We help structure document workflows, listing fields and adviser-review records so your team can present approved information consistently — coordinated with your qualified Indonesian advisers.

Multi-currency display, IDR-anchored transactions

Bali property buyers compare in IDR, USD and EUR. We design the data model so currency display, reference rates, payment-record tracking and reporting stay clean and aligned with your accounting and legal setup. Transactions and settlement remain in IDR where required by the applicable Indonesian structure.

06 · Why H-Studio

Why real estate operators work with us.

01

Bali-based delivery context

We maintain a Bali presence and build around the practical needs of property businesses serving local and international buyers: structured listings, multilingual enquiry journeys, document workflows, CRM visibility and developer-side reporting. We don't copy US/EU CRE SaaS assumptions — the data model fits the realities of operating in Indonesia.

02

Multilingual buyer journeys

Additional language journeys can be designed around the operator's actual source markets, including Russian-speaking or East Asian audiences where relevant. Each language is scoped against the operator's content production capacity and the channels their buyers actually use — not added as a default.

03

Operator-grade platform experience

We have built platforms with similar logic: inventory, dashboards, roles, workflow stages, reporting, payments, audit trails, and multi-market operations.

04

Senior team only

You work with the same senior team from System Mapping to build and ongoing support. No junior rotation. No handover chaos.

05

Code stays yours

We build with standard technologies and keep the platform portable. Your code lives in your GitHub. Your documentation stays in your tools. No proprietary lock-in.

06

Honest about software limits

A platform will not source properties, negotiate deals, replace agents, or create buyer trust by itself. It gives your team cleaner systems, faster response, better visibility, and a stronger buyer experience.

08 · Where we sit in the landscape

What kind of solution do you need?

WordPress + listing plugins
Good for a basic website, but weak for CRM, compliance, multi-agent workflows, and serious operations.
Listing aggregators
Useful for exposure, but they do not give you your own platform or clean internal workflow.
International CRE SaaS
Powerful, but often built around US/EU assumptions that do not fit Bali well.
H-Studio real estate layer
Custom platform layer for Bali agencies, developers, and property investment teams.
Enterprise property tech
Useful for large organizations, but too heavy for most Bali operators.

09 · FAQ
  1. 01

Are individual brokers a good fit?

Usually not. This type of platform work is best suited to operators managing several agents, sizeable listing catalogues, or multi-channel sales pipelines. Smaller operations with real complexity (large developer projects, buyer portals, structured documentation) can also fit.

  2. 02

Do you replace our existing CRM?

Not always. If Salesforce, HubSpot, or Pipedrive works for you, we can build around it. If your current process is WhatsApp + spreadsheets, we can build a custom CRM layer.

  3. 03

Can you connect our website with listing portals or internal listing feeds?

Where the portal or feed offers an official API or import/export workflow, yes. We verify availability and contractual permissions for each portal during System Mapping before committing to integration scope.

  4. 04

Can the platform capture WhatsApp enquiries?

Yes. We can integrate WhatsApp Business API for lead capture, routing, agent assignment, and follow-up workflows.

  5. 05

Can you build multilingual buyer journeys?

Yes. EN / ID base plus additional languages where commercially justified by the operator's source markets — including Russian-speaking or East Asian audiences where relevant. Each additional language is scoped against content production capacity.

  6. 06

Can the platform support long-term rental workflows?

Yes. Monthly and yearly rentals need different logic from sales: lease periods, tenant qualification, payment schedules, renewals, and maintenance records.

  7. 07

Can you organise property documents and adviser-review records?

Yes. Document repository, permit / zoning record fields supplied by the operator or its advisers, version history, review-status checklists, audit trail and exportable document rooms. The platform organises and displays approved records; legal verification of ownership, zoning or investment suitability remains with the client's qualified Indonesian advisers.

  8. 08

Can we start with listings and add CRM or buyer portals later?

Yes. The platform can be phased: listings first, then CRM, buyer portals, document workflows, multilingual flows, and developer modules.
